Eglin Air Force property is just to the north of the waterway, is about 20 miles wide and extends about 50 miles to the east and west. Due to these geographic restrictions the availability of land for future development is highly limited. In past years real estate price appreciation has been greatest for gulf front properties, followed by other waterfront and golf course investments.
